Quick answer: Roof flashing is the metal installed at every joint, edge, and penetration on your roof — chimneys, valleys, skylights, vent pipes, wall intersections, and eaves. When it fails, water bypasses the shingle field entirely and routes straight to your roof decking and ceiling. Most leaks in Treasure Valley asphalt-shingle homes trace to failed step flashing, cracked pipe boots, or compromised valley flashing rather than the shingles themselves. A correctly executed re-flash usually resolves the problem without a full replacement — but only if the deck underneath hasn’t rotted out.
Why Flashing Fails Before Your Shingles Do
Asphalt shingles are engineered to shed water across a flat, uninterrupted plane. Flashing handles the hard part: directing water away from every point where the roof surface meets something that breaks it — a chimney breast, a vertical wall, a plumbing stack, a valley where two roof planes converge. That is a fundamentally different job, subject to fundamentally different failure modes.
In the Treasure Valley, freeze-thaw cycling is the primary aggressor. Southern Idaho winters push metal through repeated expansion and contraction cycles that work sealants loose and gradually pull flashing away from adjacent surfaces. A caulk bead that looked watertight in October can be a cracked, gaping joint by March. That’s why a sealant patch buys weeks, not years. Wind events add a second failure mechanism. Treasure Valley storms dislodge shingles and expose underlying flashing seams that were already marginal. Age matters on its own terms as well. Standard galvanized steel flashing has a reliable lifespan of roughly 20–30 years. - Step flashing — Individual L-shaped pieces, one installed per shingle course, wherever a sloped roof plane meets a vertical wall: dormers, additions, garage tie-ins. The most commonly missed flashing in a standard inspection. When step flashing separates or corrodes at a single course, water tracks down the wall cavity and surfaces on an interior wall — sometimes two or three feet from the actual entry point.
- Counter flashing / cap flashing — The upper piece that overlaps step flashing, usually embedded in masonry mortar joints or mechanically fastened and sealed into wood framing. When mortar cracks, water wicks behind the entire assembly. A caulk bead over the counter flashing face is not a substitute for properly seated metal.
- Chimney flashing — The most complex single assembly on most roofs: step flashing up both sides, a back-pan at the uphill edge, counter flashing cut into mortar joints, and — on chimneys wider than about 30 inches — a saddle or cricket behind the chimney to divert water and prevent debris from damming against the back edge.
- Valley flashing — The metal or closed-cut shingle channel running down the V-shaped intersection where two roof planes meet. Open-metal valleys concentrate enormous water volume into a narrow path. A pinhole-size gap or a loose edge seam causes sustained deck saturation before any interior sign appears.
- Kick-out (diverter) flashing — A small piece at the bottom of a step-flashed wall run that redirects water out into the gutter rather than behind the siding. Missing kick-out flashing is one of the leading causes of interior wall staining and framing damage in Treasure Valley homes, and it is absent from a surprising number of pre-2009 builds. Inexpensive to add. Expensive to ignore for a decade.
- Drip edge — The metal strip along eaves and rakes that directs water off the deck edge. Missing drip edge causes fascia board rot and allows water to travel back under the first shingle course during driven rain.
- Gutter apron flashing — A continuous piece at the eave bridging the gap between deck and gutter back. Different from drip edge; both can be present on the same roof. When gutter apron is absent, water runs behind the gutter and rots the fascia from the inside over years.
- Headwall / continuous flashing — A continuous metal piece installed where a roof plane meets a horizontal wall across the full width of the intersection — the top of a shed dormer, the uphill side of an addition, or anywhere the roof plane butts flush into a wall face rather than a raked corner. Unlike step flashing, which moves up the wall course by course at an angle, headwall flashing runs horizontally and is lapped under the siding above it. When the siding-to-flashing joint opens from settling or sealant failure, water enters the wall cavity along the entire length of the run simultaneously.
- Vent pipe boot / plumbing vent flashing — The rubber or metal collar fitted around every plumbing stack. UV exposure and temperature cycling crack the neoprene boots in roughly 10–15 years.
- Skylight flashing — A factory-made or field-fabricated frame assembly around the skylight curb. Failures typically involve sealant degradation at the curb face, improper underlayment integration at original installation, or settling of the skylight frame over time.
On material: galvanized steel is the standard for most Treasure Valley homes — cost-effective and durable under normal conditions. Aluminum is common in older pre-2000 Idaho construction. Copper is the premium option; expensive upfront, but a correctly installed copper chimney assembly will outlast the shingles installed around it by decades. What matters more than material in most situations is integration technique. Even copper flashing leaks if it isn’t correctly woven with the underlayment below it.

Valley and Kick-Out Flashing: Where Idaho’s Climate Hits Hardest
Two flashing types take disproportionate punishment in a Treasure Valley winter, and both tend to fail silently until real structural damage is underway.
Valley flashing concentrates runoff from two full roof planes into one narrow channel. During a heavy Pacific moisture event — the kind that drops several inches of wet snow on the Boise foothills overnight — that channel is carrying the combined load of hundreds of square feet of roof surface. At elevation, particularly in McCall, Cascade, and Wood River Valley towns like Ketchum and Hailey, ice dams build at valley bottoms and force meltwater uphill under the shingles. Ice-and-water shield underlayment in the valley is the correct defense against exactly this scenario. Kick-out flashing is the smaller but often more insidious failure. Its job is simple: deflect the sheet of water running down a step-flashed wall section into the gutter rather than behind the siding. When it’s absent, water infiltrates the wall cavity continuously — during every rain, every snow melt — for years before a stain shows up inside. The kick-out piece itself costs next to nothing. The framing repair it could have prevented does not.
Chimney Flashing: The Most Complex Repair on Your Roof
Chimney flashing fails more often than any other single assembly — and the correct repair costs more than homeowners expect, which explains why a disproportionate share of older Treasure Valley chimneys have three or four layers of sealant over the original counter flashing and essentially no functioning step flashing underneath them.
A properly flashed chimney requires at minimum: step flashing integrated up both sides, a back-pan at the uphill edge that is sealed and mechanically fastened, counter flashing cut into and sealed at the mortar joints (not just surface-applied over them), and a correctly sloped saddle behind any chimney wider than roughly 30 inches. The saddle is the piece most often omitted on older builds. Without it, water and debris pond against the back of the chimney on every rain event and every snow melt — and what looks like a chimney-seal problem is actually a back-pan and saddle problem.
If your chimney leak reappears within a season of a caulk repair, the underlying assembly needs to be redone, not re-caulked. At that point you are not patching a flashing — you are re-flashing from scratch, and that work should carry a written workmanship warranty.
How Fast Flashing Failure Rots the Roof Deck
The window between a flashing failure and structural damage is shorter than most homeowners expect. Unaddressed flashing leaks migrate into the sheathing and can rot the deck over one or two wet seasons — particularly in the Treasure Valley’s fall and spring rain cycles, where repeated saturation and partial drying degrade OSB faster than a single prolonged event would. By the time an interior stain is alarming enough to prompt a call, the sheathing directly above may already be compromised.
Warning signs that deck damage is underway — not just a surface flashing failure — include: a soft or spongy spot underfoot near a known flashing failure point; sagging along a ceiling line that doesn’t resolve after a dry period; dark, discolored, or delaminating sheathing visible from the attic above the stain; and a persistent musty smell that outlasts the last rain event. Sagging in particular is a structural signal rather than a cosmetic one — it means sheathing has lost enough integrity to deflect under normal roof load. At that point, re-flashing alone is no longer sufficient: sheathing replacement becomes part of the scope before new metal goes down, and the adjacent framing should be assessed while the deck is open.
The practical implication: a flashing leak you have been watching through more than one full wet season is no longer a contained repair by definition. Get eyes on it from the roof before the next weather cycle adds another layer of damage.
Can Flashing Be Replaced Without a Full Roof Job?
Yes — in most cases. We will tell you that directly, because the answer matters for your budget and your planning.
If the shingle field is in reasonable condition, the deck has no soft spots or active rot, and the failure is clearly localized to a specific flashing type or assembly, targeted re-flashing is the right repair. It is less expensive and faster than a full replacement, and when a master-certified crew does it with properly integrated metal and underlayment, it lasts. Our 2-year repair warranty backs that.
Replacement becomes the better math in three situations. First: the deck is rotting, meaning water has been in the system long enough to compromise the OSB or plywood sheathing, and re-flashing over a damaged substrate only relocates the problem. Second: the shingles are at or past their service life — typically 15–25 years for architectural asphalt in Idaho’s four-season climate — and multiple flashing assemblies are failing simultaneously. Third: the scope of flashing failure is widespread enough that targeted repair labor approaches the cost of a full system replacement backed by a 40-year manufacturer warranty and a 10-year workmanship warranty. In that scenario, the math favors replacement.

What to Verify Before Hiring Anyone for Flashing Work
Four things. Get specific answers in writing on all of them.
Licensing, insurance, and bonding: Idaho-licensed, insured, and bonded — required, not optional. It protects you in the event of a worker injury or property damage during the repair. If a contractor can’t produce this documentation on request, move on.
Workmanship warranty term: Ask for the exact number of years, in writing. A contractor who hedges or gives a vague answer is telling you something important. Ours is 10 years on full installations and 2 years on repair work.
Installation method: Ask specifically how they integrate new step flashing with existing underlayment on a partial re-flash. A master-certified, factory-trained installer walks you through the answer without hesitation. A crew relying primarily on sealant cannot. Can I caulk failing flashing myself?
You can, and a caulk patch may hold through a single season. Honestly, if you are heading into winter and can’t schedule a crew before the first snow, it is a reasonable stop-gap. Just don’t let it become a permanent solution. How do I know if the deck is rotted under the flashing?

Gradual deterioration and deferred maintenance usually are not. What’s the difference between drip edge and gutter apron flashing?
Drip edge runs along both the eave (bottom edge) and rake (side edge) of the roof, directing water off the deck. Gutter apron flashing is specifically a continuous piece at the eave that bridges the gap between the deck surface and the back of the gutter. Both can be present on the same roof. On many older Treasure Valley homes, the gutter apron is missing entirely — the result is water running behind the gutter and rotting the fascia board from the inside over years, with no visible exterior sign until the damage is substantial.
Is ice-and-water shield the same thing as flashing?
No — different materials, different functions, but they work in combination. Ice-and-water shield is a self-adhering membrane applied to the deck surface before flashing is installed. In valleys, at eaves, and around chimneys in cold climates, it provides a secondary waterproofing layer when water backs up behind flashing due to ice dams or wind-driven rain. The flashing directs water away from vulnerable joints; ice-and-water shield is the backup when that isn’t enough.
